After we receive your application, we will look it over and start processing it. You can be automatically denied if you have any of the following:
-not earning 3x rent amount (example: Rent is $500, you need to make at least $1500 month at your job).
-eviction in the last 7 years
-owe previous landlords from a court judgement and haven't paid them off.
-needing to work out an arrangement for the security deposit. We already pro rate the first months rent and offer pay day plans. -any felonies/misdemeanors will be reviewed on case by case; but is highly frowned on. Remember, most of our properties are multi-units. Do you want to live next door if they have been convicted of _____________? Our #1 goal is having a safe building to live in.
-not being able to follow the application directions (ex: not having everyone over 18 apply) or not filling out the application fully.
-no long term employment history.
We will then contact and set up a time for a showing. Please make sure your email and phone number is correct on the application. We do most of communicating through email and text. This will be the final step in the approval process.

- pet must be approved prior to moving in or getting the pet
- a $250 non-refundable pet registration fee per pet.
- an additional $25/mo/pet fee is charged

Security Deposit/Fee: what does it cover?
Answer: You will owe a security deposit/fee at the time of move in. $100 is a non-refundable lease initiation fee, the balance is your security deposit. The lease initiation fee is cover the office cost of running background checks, screening, paper work for the lease, and to change locks on each turnover. The security deposit is to cover any damages that is not normal wear and tear while you live there. This to help cover any cleaning cost, holes in walls/doors, smoking damage, etc. This part can come back to your within 45 days if everything is left in the original condition when moved in. We have returned security deposits, but tenants must do their part in maintaining the apartment unit.
Phone: you will be given a phone number for contact once you become a tenant. This is due to rude and inconsiderate people that are not current renters calling/texting at all hours.
